Communal Areas in Flats
If you live in a block of flats that has an internal communal area, Community Gateway will:
- Carry out a fire risk assessment at least every three years and address any actions identified.
- Test and maintain any fire safety equipment such as emergency lights in communal areas in line with recommendations in British Safety Standards. More information about fire safety can be found here.
- Carry out an inspection of the block once a month checking for any fire safety, health and safety risks or security.
- Clean the internal communal areas every four weeks
- Remove any fly tipping within five working days unless it presents an immediate health and safety risk in which case it will be removed in one working day.
- Carry out an asbestos survey of the communal area, and take appropriate action in line with Health and Safety law when asbestos is found. Where it is appropriate to leave asbestos in a block, CGA will inspect it every year to check it is still safe. More information about asbestos can be found here.
- Inspect and service any passenger lifts every six months.
- Carry out a legionella risk assessment if there are any hot or cold water outlets in the communal area. More information about legionella can be found here.
- Inspect the electrical supply in the communal area every five years to ensure it is safe. More information about electrical safety can be found here.
- Inspect any balconies every year to ensure they are safe. Once every five years this inspection will be carried out by a structural engineer.
