Rent Increase

Every year we review our rent level using government guidelines, which set out that rents can be increased by inflation (as measured by September CPI) plus 1%.

The CGA Board has approved a rent increase of 2.7% which will take effect from 1st April 2025. You will have received a letter in late February/early March with details of your new rent. We want to reassure you that our rents remain some of the lowest in the area and we are committed to providing safe, high-quality homes and services. Based on the latest information, our rents are on average 9% lower than those of other social housing providers operating locally.

Tenants reviewed the proposal at a focus group in January, where it received support from tenants, it was then recommended for approval by our Tenants Committee, Gateway Central - ensuring the tenant voice had been considered.

The rent rise will help us to continue to deliver important services, including repairs, maintenance and improvements to your home. It also means we can support our teams to tackle anti-social behaviour, help with benefit claims and money worries, keep our communities clean and green and build much needed new homes.

Finding it hard to pay your rent?

We understand that there may be times during your tenancy when you find it hard to pay your rent. If this happens, we want to make sure you receive the best advice on managing your money and are able to make your rent payments.

Households often struggle financially because they are not receiving all the benefits they are entitled to. The Tenancy Support Team can help you with:

When is my rent due?

Your Tenancy Agreement will provide details of when your rent is due.

Paying your rent is your legal responsibility which you accepted when you signed your Tenancy Agreement, so it's important that you keep your payments up to date.

We understand that sometimes you may receive your income at a different time to when your rent is due. If this is the case, please contact our Income Management team to arrange a payment schedule that fits around your income.

If you do not pay your rent when it's due, you will get into arrears. We take rent arrears very seriously and will take action if you fall behind with your rent. This could result in you losing your home.
